2. Design & Fixed-Bid Proposal
Next we turn your goals into a concrete plan: layout, materials, and finishes, paired with a detailed, itemized fixed-bid proposal. The number you approve is the number you pay — no vague allowances hiding the real cost, no open-ended hourly billing. You’ll know the full scope and price in writing before any work begins.
3. Permits & Pre-Construction
Once you approve the bid, we handle the paperwork. We pull the required City of San Diego or County permits, coordinate any structural engineering, order long-lead materials, and lock in a realistic schedule. Handling permits and inspections is part of the job — so your remodel is documented, code-compliant, and protected when it’s time to sell or insure.
4. Construction
