How long does it take to build a custom home in San Diego?

Most custom homes take roughly 12 to 24 months from first consultation to move-in, with design and permitting often taking as long as construction. San Diego permitting, coastal or hillside review, and lot complexity all affect the timeline. We give you a realistic schedule up front and keep you updated as the build progresses, we’d rather set honest expectations than promise a date we can’t hold.

Can you build on my lot, or do you do teardowns and rebuilds?

Both. If you already own land, we’ll evaluate the lot for access, slope, soils, and zoning, then design a home that fits it. If you have an existing house, we also do major down-to-studs rebuilds and teardowns, keeping what’s worth saving and rebuilding the rest. A site visit with our team is the fastest way to know what your property can support.

What’s the difference between a custom and a semi-custom home?

A fully custom home is designed from scratch around your lot and your priorities, giving you the most control over layout, materials, and detail. A semi-custom home starts from a proven floor plan that we tailor with your finishes and select changes, usually faster and more predictable on budget. We help you choose the path that fits your timeline, lot, and goals.

How does custom home pricing work?

We build on fixed-bid pricing. After we’ve developed your plans and scope, we provide a committed contract price so you know the number before we break ground, rather than an open-ended estimate that creeps. Custom home costs vary widely with size, lot conditions, finishes, and site work, so the consultation and design phase is where we pin down a budget you can rely on.

Do you handle the permits and design, or do I need an architect first?

We handle both. As a design-build general contractor, we manage design and budgeting together and run the permitting through City or County of San Diego, including coastal and hillside reviews where they apply. You don’t need to line up an architect, plans, and permits before calling us, bringing us in early actually keeps the design realistic and the budget accurate.
