We run every San Diego project the opposite way — a defined, five-step process with fixed written pricing, one point of contact, and a written workmanship warranty. Here’s exactly what working with us looks like, from the first phone call to the final walkthrough.

1. Free Consultation & Walkthrough

It starts with a conversation. We visit your home, look at the space, and listen to how you actually live and what you want to change. We’ll talk through ideas, rough budget ranges, and what’s realistic for your home and timeline — no pressure and no hard sell. You leave the first meeting with honest answers and a clear sense of next steps.

2. Design & Fixed-Bid Proposal

Next we turn your goals into a concrete plan: layout, materials, and finishes, paired with a detailed, itemized fixed-bid proposal. The number you approve is the number you pay — no vague allowances hiding the real cost, no open-ended hourly billing. You’ll know the full scope and price in writing before any work begins.

3. Permits & Pre-Construction

Once you approve the bid, we handle the paperwork. We pull the required City of San Diego or County permits, coordinate any structural engineering, order long-lead materials, and lock in a realistic schedule. Handling permits and inspections is part of the job — so your remodel is documented, code-compliant, and protected when it’s time to sell or insure.

4. Construction

This is where your project comes to life. One licensed team manages demolition, rough trades, inspections, and finish work on the agreed schedule. You get one point of contact and regular updates, your home is protected with dust control and daily cleanup, and you always know what’s happening and what’s next.

5. Final Walkthrough & Warranty

Before we call it done, we walk every detail of the finished space with you and build a punch list — and we don’t consider the job complete until you do. Every project is backed by a written workmanship warranty: if something we built isn’t right, we come back and make it right, in writing.

Process FAQs

How long does a remodel take from first call to finished?
It depends on scope. A bathroom typically runs 3–5 weeks of construction, a kitchen 6–12 weeks, and additions or whole-home projects several months — plus design and permitting up front. We give you a realistic written schedule with your fixed-bid proposal so you can plan around it.
Do I have to move out during construction?
Often no. For room-by-room remodels we phase the work so you keep a usable kitchen or bathroom. For a down-to-studs whole-home renovation, moving out is usually safer and faster. We’ll talk through living-in versus moving-out at the walkthrough so you can plan ahead.
How does payment work?
We work on fixed-bid pricing with a clear payment schedule tied to project milestones — spelled out in your written proposal before work starts. No surprise change orders unless you request a change in writing. Financing options can be discussed at your consultation.
Do you handle the design and permits, or do I need to hire those separately?
We handle both. As a full-service general contractor we manage design, City or County permits, every trade, and inspections under one roof — so you have a single accountable point of contact from start to finish.
What if I want to change something mid-project?
That’s normal, and it’s handled cleanly. Any change is documented as a written change order with its own cost and schedule impact, approved by you before we proceed — so the budget never moves without your sign-off.
